In cities where backyards are shrinking, and housing choices are stretching thin, the laneway suite has become one of urban design's most compelling answers. On Pinewood, a 1,290-square-foot garden suite makes the case — using light, material, and a considered plan to turn a modest lot into a genuinely liveable home.

This is more than a backyard add-on. The Pinewood suite reads as a complete residence in its own right — two storeys, two bedrooms, and an outdoor connection that feels less like an afterthought and more like the whole point. It arrives at a moment when multigenerational living, rental income, and flexible housing have moved from niche conversation to everyday priority for homeowners rethinking what their property can do for them.

The ground floor is given over entirely to open-concept living — a single, generous volume that folds kitchen, dining, and lounge into one another rather than boxing them apart. Extensive glazing pulls daylight deep into the plan, so the space reads as airy without ever feeling exposed or thin. A sliding wall of glass at the rear dissolves the line between inside and out, letting the living area spill toward the garden whenever the weather allows.


Upstairs, the mood shifts deliberately. A primary suite with its own private ensuite anchors one end of the floor, while a second bedroom and washroom sit at the other — a quiet, considered separation that gives every resident room to retreat. It's a layout built on restraint: no wasted corners, no compromise between communal and private space, just square footage doing exactly what it needs to.

On the outside, dark fibre cladding paired with natural wood siding gives the suite a sleek, minimalist silhouette — the kind of restrained palette that lets shadow and texture do the talking. But where many contemporary garden suites can feel a touch cool or clinical, Pinewood softens that edge. Warm timber tones, a welcoming patio, and a planting scheme that folds right into the surrounding landscape give the outdoor space real coziness, not just curb appeal.


That warmth is the differentiator. The suite doesn't just sit in the garden; it settles into it, with the cladding, the deck, and the landscaping working together so the building feels grown into its site rather than dropped onto it. The result is a home that photographs like a minimalist statement but lives like a genuine retreat.

Perhaps the most compelling part of the Pinewood story is how much flexibility is folded into its compact frame. The layout suits an older couple perfectly — a right-sized home to retire into, while the primary residence out front is freed up to rent for income. And because the structure is built to a full residential standard, the door stays open to converting the property into a multiplex down the line, should needs or ownership change.


That kind of built-in adaptability doesn't come at a runaway cost, either. Pinewood came in at just over $600K before HST, a figure covering every hard cost from foundation and services through to millwork and finishes, plus construction management fees. Custom design and permitting typically add around $35K on top — a modest premium for a fully-appointed second home built on land the owner already has.

Pinewood makes a quiet but persuasive case: a backyard doesn't have to choose between being a garden and being a home — it can be both. By pairing a disciplined floor plan with materials that feel as warm as they look sharp, the suite proves that density and comfort aren't opposing forces. For homeowners weighing retirement, rental income, or simply more room to grow, it's a blueprint worth studying.

About Lanescape

Lanescape is a group of planning, design, and development professionals who have long considered laneway and garden suite development to be a potential resource and opportunity for the City of Toronto to improve housing options in existing residential neighbourhoods thoughtfully.


In 2014, Lanescape set out to crowd-source an as-of-right zoning policy that would allow homeowners to easily and affordably build laneway suites. We, like many Torontonians, needed help affording our mortgages, aging in place, and finding family-oriented rental options near parks and schools. After 4 years of tireless effort consulting with communities, planning professionals, city staff, and municipal leaders, our dream became a reality when the City of Toronto approved and implemented as-of-right laneway housing by-laws in the summer of 2018.


Over the course of our advocacy efforts, our expertise in design and construction was integral to our success. With the Changing Lanes policy now in place and the Garden + Suites project well underway, our experience in establishing the by-law now informs our design-build approach, establishing our team as the leading authority on laneway and garden suite development. Lanescape’s fundamental mandate, centred on thoughtful, positive, and sustainable development, continues to permeate all facets of our practice through our ongoing advocacy efforts, design approach, and construction delivery methods.
