Instead of building another residential tower, this project transforms an underused site into a lively, walkable place that restores the street's flow and creates a true entrance to Calgary's Mission district.

Broadway on 17th is designed not just as a private building on a public street, but as a true city-building effort that integrates the plaza, sidewalk, and skyline into a single system.
Most towers treat their base as just a formality, with a lobby or some shops that people rush through. Broadway on 17th takes a different approach. Its podium continues the feel of 17th Avenue, bringing the street's energy into the building instead of stopping it at the edge.
Grocery stores, shops, daycare, and shared spaces are arranged so there is always activity at every level of the base. Terraces overlook the plaza, allowing residents to see the square below and making the area feel lively and cared for. Instead of just a building with a plaza, it feels more like a public space with a building around it.
This design has a practical side as well. Calgary's weather can make ground-level plazas hard to use, so spreading activity across several levels keeps public spaces active even when it's cold. The space is meant to work year-round, in both summer and winter.

Above the podium, the project maintains a steady street edge along 17th Avenue, then allows three residential towers to rise and spread out, framing the site rather than dominating it. This approach keeps the avenue's familiar, human scale while still adding the density the inner city needs.
The materials used here help tell the story. The brick podium connects to the area's older, textured buildings, making the development feel familiar and lasting even as it adds new density. Above the base, the towers create a varied skyline, showing where downtown Calgary transitions into the Beltline and Mission. It feels like a gateway, not a barrier.
What stands out about Broadway on 17th is not just one design feature, but how all the parts work together. Housing, daily services, and flexible public spaces are combined into a single plan rather than treated as separate elements. This integration is what makes the project feel like real city infrastructure.
This project shows how growth along Calgary's main streets could unfold in the future: combining higher density with lively, welcoming public spaces, rather than sacrificing one for the other. If 17th Avenue is to keep growing as a year-round destination, Broadway on 17th suggests that new buildings should prioritize the street experience first and towers second.
